Marketing is very important to reach as many prospective buyers as possible and as quickly as possible.  This will result in upward pressure on the price and a quicker sale.  My marketing system is set up and designed to do exactly that!  Your listing will stand out from the rest.

My marketing program uses many programs and on-line placements reaching 10s of thousands of prospective buyers locally and world wide.  Engaging with buyers on multiple platforms yield more buyers to the listing and open houses.  These programs can also track the engagement.  This is very valuable to understand and assess the level of excitment for the property.



Some of my programs track the listing weekly and others track it in real time!  Below is a graphic of real time statistics from other agents and their clients that I track.  This is important to see the saved property searches that agents have for their clients.  On day 1 of your listing you will be made aware of how many buyers are interested in your property.  It also reveals how many are selecting it as their favourite.  You can literally watch the numbers grow for how many times your listing is viewed by buyers.  This is great insite and useful information to strategize and ultimately sell the property for the maximum amount.

An interactive neighbourhood button is placed on the listing and can be shared with buyers and their agents.  From the button, detailed information about school cachments, safety services, parks, coffee shops and transit etc.  can be easily accessed.  A print out is also available as seen below.  This can be done for every neighbourhood in Metro Vancouver!


While it is important to reach prospective buyers and create excitement about the property it is equally important to highlight everything positive about the property and showcase it.  Below is what will make your listing stand out from a team of professional photographers, graphic artists, digital floor planners and video specialists.


Professional Photography


Professional photos are taken highlighting the correct angles and capturing and correcting the lighting.  I am personally present directing the photographer to capture the best your home has to offer.  Some corrections may be needed.  For example, some de-cluttering may be needed, or a view without telephone cable etc. 

Staging with a professional company may be needed. Especially, if there is no furniture in the property as it is more difficult for a buyer to see the scale of the rooms.  Or, some quick suggestions may be needed before the photos including some props or rearranging some furniture.

However, your home may be perfect the way it is!


 

Brochures



Buyers will remember your listing as they will have a glossy brochure highlighting everything positive about your home/investment and area.  There is also a digital floor plan so that buyers may see the dimensions of all rooms.


Virtual Tours and Video


Making it as easy as possible to view your property is helped by a video and on-line virtual tour.  A link attached to the listing will bring buyers into your home with a 360-degree view.  Detailed verbiage highlighting everything positive about your home and area, as well as, walk score and birds eye view of the area is also available.  This great tool is useful for buyers family members that can not attend a viewing or an out of town buyer or simply refresh the buyer when they have left the property.







Staging


Staging will help to wow buyers.  Sometimes a professional stager is required, but this option tends to be quite expensive.  Another option may simply be changing curtains, re-positioning some furniture, new duvet or take advantage of some of my props.  90% of buyers would prefer to move in and not have to worry about doing major renovations.  Therefor, staging a property can help to take the focus away from something a buyer may have a concern about.  As well, staging gives the buyer scale when viewing the property.  A room can seem smaller when it is empty or has just a lamp in the corner of the room.  If staging is required I can certainly help with value added ideas.


Open House

Opens can be a fantastic way of gauging the interest in a property.  They allow for a maximum number of buyers to view in a limited amount of time.  It is also a wonderful opportunity for “feed back.”  As a selling agent it is important to hear what buyers are saying about your property and report the “feed back” back to you.  There may be some simple changes to be made or there may be great excitement about the property that can be reported back to you.

I will personally show your home and perform open houses.  As the designated agent I will have the most knowledge of the property and area and will use that knowledge and expertise to inform buyers.  Furthermore, it will never be put on a “Lock Box” which allows agents and their clients to roam your home without any supervision. 


Before The Listing Is “Live”


I am an expert agent in your area!  Before the listing goes “live” I help prepare you and strategize with you.  It is valuable to know the latest in statistics and comparable properties that are for sale and that have sold.  We can review this together and as an expert in this area I will provide an analysis of the “mood” of the market which can change quickly.  For example, there may be a sale that will set a new precedent for the neighbourhood at which point the price for your property may need to be adjusted higher.  Or, if it is a seller’s market the timing of the listing going live, open house start times, and offer submissions should be coordinated for the ultimate in selling for the highest price.

 

Documents


Receiving the documents about your property is paramount.  It is impossible to give accurate information about your property without having full knowledge of the property.  Also, buyers will require these documents in a timely manner before making an offer or after an offer.  Being organized and present during your entire listing will certainly help facilitate a smooth successful sale!


Full Disclosure


From the very beginning you will have full disclosure.  When networking with other top agents, I will directly inform you of our activities and discussions.  As well, you will have full understanding of agency and the importance of the property disclosure statement.  You will have full confidence in knowing that I will be working hard to achieve the highest price while keeping your personal information confidential.


The End


Now that there is an offer or offers it is time to review or sign a contract.  Since I review a sample contract with my clients beforehand, they are aware of what to expect and can be reviewed and signed remotely.  In the comfort of your own home, we can discuss and review contracts and their language to ensure you are protected and not exposed to unwanted liability.  Docusign is a legal signing program that I use that enables you to sign from just about any device.  However, if it is preferable to meet in person, that is great as well.  All clients are unique and have different preferences and comfort levels.  With that said, I value each individual client and ensure that I am listening and adhering to the wishes of my client in a thoughtful and respectful manner.
